The Fine Print
These terms explain how this website works and what it means when you submit property information to Divine Good Offers.
Last updated: October 6, 2026
Divine Good Offers is a cash home buyer, not a licensed real estate broker or agent. We may buy a property directly, work with investor partners, or assign the purchase contract to another buyer.
We do not represent sellers in real estate sales. If you want representation, you should hire a licensed real estate broker, agent, or attorney.
This website lets property owners request a cash offer from a direct home buyer. When you submit the contact form, you are asking us to review the property you entered.
Submitting the form does not create a contract to sell or buy the property.
You submit the contact form with your property details.
We review the property and call you with a proposed cash offer.
If the number works for you, we sign a written purchase agreement. Until that agreement is signed by both sides, no transaction exists.
We close at a local title company, not at our kitchen table.
We buy houses to hold, resell, or renovate for profit. Investor buyers often pay less than the full retail price a listed home might bring. That is the trade off for speed, certainty, no agent fees, and a private sale with no showings.
Our purchase agreement will spell out the expected structure of the deal before you sign it.
Some states give sellers of residential real estate a legal right to cancel a signed purchase agreement within a set window, often three business days.
If you sign an agreement with us in a state where that right applies, the right applies. It will be spelled out in the agreement you sign, and nothing on this website shortens or overrides it.
You agree not to submit the contact form for someone else without their permission.
You agree not to submit false property information, try to break or probe the site, or use the site for any unlawful purpose.
The design, text, photos, and brand marks on this site belong to Divine Good Offers. You may link to our pages freely.
Do not copy or rehost our content without our written permission.
This site is provided as is. We do not promise that every detail on it is complete, current, or right for your situation.
To the extent the law allows, Divine Good Offers is not liable for indirect or consequential damages that come from your use of this site.
These terms are governed by the laws of the state where the property or transaction is located, without regard to conflict of law rules.
